Prior Roger and convent of Coldingham for brothers 'de Penitentia'; grant that they may construct an oratory in villa of Berwick within parish church of Holy Trinity and in that place, serving under their regular [canon?], [they may] celebrate divine office without prejudice of rights of Coldingham, with further (specified) privileges, saving rights of mother church.
